Job Description
We are seeking an experienced AppFolio Consultant / Property Accounting Specialist for an immediate part-time consulting opportunity with a real estate/property management organization. This role is specifically focused on AppFolio accounting cleanup, troubleshooting, reconciliation, system review, and user support.
Advanced, hands-on AppFolio experience is required for this position. Candidates must have substantial prior, hands-on experience working within AppFolio and be comfortable troubleshooting accounting issues, reviewing system activity, and training other users. Applicants without AppFolio experience will not be considered.
The successful candidate will serve as the organization's AppFolio subject matter expert, reviewing historical accounting activity, identifying and correcting discrepancies, improving system processes, and providing guidance to internal accounting users. This is an ideal opportunity for an experienced property accountant, consultant, or AppFolio power user who can quickly assess existing issues and implement practical solutions.
Key Responsibilities
• Serve as the primary AppFolio accounting and system subject matter expert.
• Review and troubleshoot accounting records within AppFolio.
• Analyze historical transactions, journal entries, adjustments, and account activity to identify inconsistencies.
• Assist with accounting cleanup related to a previous QuickBooks-to-AppFolio conversion.
• Research and resolve discrepancies resulting from property transfers between entities.
• Perform and review account reconciliations, including outstanding company credit card reconciliations.
• Review accounting adjustments previously completed by third-party accounting providers and determine whether corrections are necessary.
• Troubleshoot AppFolio setup, accounting workflows, reporting, and system functionality.
• Identify opportunities to improve how AppFolio is currently being utilized.
• Provide hands-on AppFolio training and guidance to internal accounting staff.
• Recommend best practices for AppFolio processes, accounting controls, and ongoing record maintenance.
• Assist with property management and property development accounting matters as needed.
• Document recommended processes and procedures to help prevent future accounting discrepancies.
• Advanced hands-on AppFolio experience is mandatory.
• Demonstrated experience using AppFolio for property management accounting, not simply general exposure to the software.
• Strong understanding of property accounting principles and processes.
• Experience performing account and balance sheet reconciliations.
• Experience researching and correcting historical accounting discrepancies.
• Knowledge of intercompany transactions, entity-level accounting, and/or property transfers between entities.
• Experience reviewing journal entries, adjustments, and prior-period accounting activity.
• Strong troubleshooting, analytical, and problem-solving skills.
• Ability to independently evaluate accounting issues and recommend appropriate solutions.
• Comfortable working in a consulting-style environment with minimal supervision.
